Seeing a Sophab on your own home costs nothing, and always will. After that there are exactly two prices — one to design with us, one for the drawings. No consultation fee, no quote to chase, nothing that depends on how the call goes.
The order matters more than the amounts. You find out whether this suits your house before you spend anything, and you finish designing before you commit to the set — so the drawings you buy are of the building you actually settled on.
Find your home on a map, put a Solarium on the wall you're thinking of, and see it rendered on your own house — with what it would cost to build. You get a five-page report to keep and a checklist of what to ask your municipality.
A year of designing it properly: change the span, the length, the rise, the glazing and the rib style as often as you like, and re-generate the model each time. One project, 365 days, paid once.
The finished drawings for the solarium you settled on — the complete set plus the full rib analysis, with a materials schedule and a takeoff a contractor can bid from. Bought once, when you're ready for it.
A small solarium and a large one need the same drawing set, but they are not the same job — the large one carries more load, more glazing and more risk if it is wrong. Charging a percentage keeps the fee honest at both ends instead of overcharging the smallest project to cover the biggest.
Worked from the build estimate the funnel gives you, with a floor of $250 CAD — below that the set costs us more to produce than the percentage collects. Project access is a separate purchase and is not credited against this fee; it buys a year of design work, which is a different thing from the drawings. Sales tax is added at checkout from your billing address.
What it would look like on your wall, at your address, with your sun. Roughly what it would cost to build, broken down by trade and compared against a conventional addition. Which way the wall faces and what that does for winter gain. What your municipality is likely to ask you for.
Whether your specific span works structurally, and at what member size. The free model holds the rib section fixed at our as-built one, so it can show you a shape and a price but not a verdict. Sizing for your span, your snow and your wind is the engineered work, and that is what the plan set is.
We do not provide stamped or sealed plans, and nothing on the free tier is one. We produce an engineer-ready set; a licensed engineer of your choosing reviews it, takes responsibility for it and seals it for permit. That separation is deliberate and it protects you.
