Find out if you can build it — first.

A Sophab is an addition to your home, so it answers to your municipality: zoning, setbacks, height, and the loads your climate puts on it. This is the checklist for finding out where you stand — what to measure, who to call, and the exact questions to ask. It costs nothing, and it's the step that decides whether plans are worth buying.

The cheapest question is the one you ask early

Nothing here needs a drawing, a deposit or an appointment. An hour on the phone and a tape measure will usually tell you whether the shape you designed can go where you want it — and if it can't, whether moving it, shortening it or lowering it fixes the problem.

Most problems are dimensional

A Sophab projects off the wall, and that projection is what eats into a side or rear yard. Setbacks and lot coverage are the two rules that stop these projects, and both are arithmetic you can do yourself once you know the numbers.

Development and building officials field exactly these questions all day. Asking about a project before you have drawings is normal, and they would far rather tell you now than turn you back later.

The answers you collect — setbacks, height limits, snow and wind numbers, frost depth — are the same inputs an engineer-ready drawing set is built around. Nothing you do here is wasted work.

The checklist

Nine questions, in the order to ask them

Work down the list. The first three are usually enough to know whether you have a project; the rest turn a "probably" into a plan. Take notes — names, dates and what each person told you.

01 What does it count as?

Everything else depends on the answer. A glazed structure attached to the house is usually an addition or a sunroom; a freestanding one is an accessory structure, with different and often looser rules. Ask which category yours falls in before asking anything else.

  • "I want to attach a glazed sunroom to my house. Is that an addition, a sunroom, or an accessory structure under your bylaw?"
  • "Does it need a development permit, a building permit, or both?"
  • "Is there a size below which I don't need one?"

Who to ask: your municipality's development or planning office. In a rural area it may be a regional service commission rather than a town.

02 Setbacks — how close to the line can it go?

This is the one that stops most projects. Your projection off the wall has to land inside the yard you're allowed to build in. Measure from your wall to the property line yourself first, then compare.

  • "What are my front, side and rear setbacks in this zone?"
  • "Can a sunroom or an unheated projection encroach into a required yard, and by how much?"
  • "Do eaves and roof overhangs count in the measurement?"

Do the arithmetic: distance from your wall to the line, minus your projection, has to leave the required setback. If it doesn't, a shorter projection or a different wall often does.

03 Lot coverage — is there room left on the lot?

Zones cap how much of a lot can be built on. A Sophab adds footprint, so it counts. You need your lot area and the footprint of everything already on it.

  • "What's the maximum lot coverage in this zone, and what's my lot area?"
  • "Does a glazed, unheated structure count toward coverage? Toward floor area ratio?"
  • "Do decks, patios and the existing garage count?"

Your property tax assessment or land registry record usually has the lot area and the house footprint already.

04 Height, and what it's measured from

An arch that climbs the wall has a height, and bylaws measure height in more than one way — from grade, from the first floor, to the peak or to the mid-point of a slope. Ask which.

  • "What's the maximum height for an addition here, and is it measured from average grade?"
  • "Is a curved roof measured to its highest point?"
  • "Are there rules about it sitting below the main roofline or the eave?"

05 Overlays, covenants and anything that outranks the zone

A lot can sit inside a heritage district, a conservation or watercourse buffer, a flood or coastal-protection area, or a subdivision with private covenants. These sit on top of the zoning and are the most common late surprise.

  • "Is my property in a heritage, conservation, floodplain or coastal overlay?"
  • "Is there a watercourse or wetland buffer that applies?"
  • "Does anything need to go to a committee or a public hearing?"

Private covenants and homeowners' associations won't show up at the town office — check your deed and any subdivision agreement yourself.

06 Fire separation and glazing near a property line

Building codes limit how much glass a wall can have as it gets close to a property line. A Sophab is mostly glass, so if it's going on a side wall near the line, this matters.

  • "How close is this wall to the property line, and does that trigger a limiting-distance or spatial-separation requirement?"
  • "Is there a limit on unprotected openings for that distance?"
  • "Does the addition block an egress window from any bedroom behind it?"

The egress question is worth asking even when the line is far away — a bedroom window that now opens into an enclosed space may need rethinking.

07 The loads your location actually has

Snow and wind are local numbers, and they size the structure. Getting them from the authority that will review the project — rather than from a national average — is what makes the eventual drawings match your site.

  • "What ground snow load and wind pressure do you use for my location, and from which code edition?"
  • "Is there a local amendment I should know about?"
  • "What's the frost depth for foundations here?"

Write down the code edition too. An engineer reviewing the design needs to know which one applies.

08 What's under the ground you'll be digging

A Sophab lands on piles or a footing. Before that's a plan, find out what's already down there — and note that locating buried services is normally a free call.

  • "Are there easements or rights-of-way across this part of the lot?"
  • "Where do my water, sewer, gas and electrical services run?"
  • "Is there a septic field or a well within the area?"

Ask your utility locate service to mark the lot before anyone digs. It's free in most places and it's usually required.

09 Who reviews it, and what they'll want to see

The last question is about the paperwork itself, so that when you do commission drawings you commission the right ones.

  • "What drawings do you need for a permit application — site plan, elevations, sections, structural?"
  • "Does the structural design need to be reviewed and sealed by a licensed engineer registered in this province or state?"
  • "How long is your review, and what does the application cost?"
